A delicate rhythm of heavy to light and dark to bright materials plays across this home's floating volumes, melding seamlessly with the natural surroundings. The residence sits on an extraordinary 2.3-acre property perched above both Los Angeles and Beverly Hills, with views spanning from the Hollywood Hills to downtown LA and the Pacific Ocean.

  • The 8,000 square-foot main residence and 2,500 square-foot guest house seem to float above the cities, embracing 360-degree views from every vantage point. NCA Studio assumed the project after initial design and partial permitting were completed, immediately navigating complex zoning issues, code requirements, and multi-disciplinary coordination necessary to deliver exquisite luxury and precise detailing.

     

    The work required deep expertise in high-end residential construction and local building codes. We resolved issues spanning multiple city boundaries and ordinances, addressed high fire hazard zone requirements, and preserved the integrity of the design throughout. The result is architecture that responds to its extraordinary site—celebrating views, honoring the landscape, and creating spaces that feel both grounded and elevated.
